The distinction is important — especially in South Louisiana, where using the wrong cleaning method can damage your home or produce results that don't last. Here's a complete explanation of our soft wash process, from the chemistry to the equipment to the results you can expect.

What Is Soft Washing?

Soft washing is an exterior cleaning method that uses low water pressure — typically under 100 PSI, roughly equivalent to the flow from a garden hose — combined with professional-grade cleaning solutions to remove algae, mold, mildew, and other biological growth from exterior surfaces.

By contrast, standard pressure washing uses 2,000–4,000+ PSI to mechanically blast dirt and debris off surfaces. That works great for concrete and other hard surfaces but can be very damaging to softer surfaces like vinyl siding, roof shingles, stucco, and wood.

Why Soft Washing Is the Right Choice for Louisiana Homes

High-pressure washing removes the visible growth from a surface, but it doesn't kill the organisms. The algae and mold at the root of the surface — in the pores and texture — survive and begin re-colonizing almost immediately. This is why pressure-washed homes often look dirty again much faster than soft-washed homes.

Soft washing kills the organisms biologically using a carefully formulated cleaning solution. Dead organisms don't regrow. Residual chemistry in the solution continues working for weeks after application. Results last significantly longer than pressure washing on the same surfaces.

Our Step-by-Step Process

Step 1: Property Assessment

Before we apply anything, we walk the property to assess the type and severity of growth on each surface, identify sensitive areas (new paint, delicate landscaping, outdoor equipment), and confirm the scope of work with the homeowner.

Step 2: Landscaping Protection

We pre-wet all plants, shrubs, grass, and flower beds in the work zone. This creates a dilution barrier that protects landscaping from any cleaning solution overspray or runoff.

Step 3: Solution Application

Using our specialized soft wash system, we apply the cleaning solution at low pressure from the bottom up, ensuring even coverage without streaking. We work methodically across each surface, making sure all growth is thoroughly wetted with solution.

Step 4: Dwell Time

We allow the solution to dwell on the surface for 15–30 minutes depending on the severity of growth and the surface type. During this time, the chemistry is working biologically to kill algae, mold, and mildew. You may see visible color changes in the growth as it's affected by the solution — this is normal and means it's working.

Step 5: Rinse

After appropriate dwell time, we rinse all treated surfaces thoroughly at low pressure. We rinse from top down to carry any residue away from cleaned surfaces. We follow the siding rinse with a thorough rinse of all landscaping.

Step 6: Final Inspection
